We’ve all been there. You open a kitchen cabinet, only to unleash an avalanche of plastic containers. Or you trip on those shoes (yet again) as you’re trying to rush out the door. We’ve all felt that frustration – and come to the same conclusion. We know we need to “get organized,” but … where to begin?

Decluttering and organizing a house can be an overwhelming task. So sit down, take a deep breath, and create a plan of action.

Sure, cleaning is a chore, but with a bit of planning you can minimize the hassle and – dare we say – even enjoy the process. Start by looking at your calendar and scheduling a large chunk (or chunks) of time when you know you won’t be interrupted. Don’t hesitate to enlist help from the rest of the family. Everyone in your home should lend a hand to keep it clean.

Whether your dream yard includes a bubbling fountain or a basketball court, this is the perfect time of year to make it a reality. Read on for lots of ideas and inspiration, plus some important tips to make your project a success.

Designing Your Dream Yard

So you want to improve your yard – but how? Start by asking yourself what you’re most passionate about. Are you more inspired to grow zucchini or grill it? Are you into sports or looking to lounge? Do you need space to entertain adults or to play tag with your kids?

Here are some ideas we find particularly appealing. Which one sounds the best to you?

Go beyond the grill.

When it comes to outdoor kitchen appliances, the sky is the limit. How about a poolside pizza oven? Maybe an outdoor bar with a built-in wine fridge? Whatever’s on the menu, a comfortable, shaded table with plenty of seating is a must.

Redefine your living room.

Increase your living space with cozy seating under the stars. Install a stone fireplace on your patio, hang lanterns from a wooden pergola, or reupholster a comfy sofa in one of the many weatherproof fabrics on the market today.

Create an outdoor oasis.

For a quiet retreat, build a backyard arbor, complete with a hammock, a rocking chair, and a rustic tree stump as a side table. Or step up the luxury with spa-inspired features. Hot tubs are heavenly on cool spring evenings; shady cabanas are just the thing for lazy summer days.

Getting Your Project Off The Ground

Once you’ve outlined your project, it’s time to set a budget. Consider how much you can afford for the renovation, as well as how much value it will add to your home. Note that durable, long-lasting materials can save you from costly repairs in the future, so do your research now and choose all your products with care.

Next, draw a map of your yard, noting everything that will affect your design (power lines, for instance, or large trees in a neighboring lawn). From there, you can begin to sketch your dream yard. Play around with a few different layouts; consider sunlight, noise, privacy, and flow.

When it’s time to break ground, we suggest that you do as much of the work as you feel comfortable with. It’s much cheaper to rent a tool from a local home improvement store than to pay someone else to do the work. Remember that friends and neighbors may be happy to lend a hand – especially if they plan to enjoy the fruits of your labor.

Backyard renovations require time, creativity, and hard work, but they pay off in terms of enjoyment (and in the value of your home). Why not celebrate your accomplishment with a cookout for friends and family? Or throw a catered garden party to christen your new outdoor retreat.

Set the Stage

So, you’re ready to sell your house. But are you really ready? Before you put your place on the market, examine it from the point of view of a prospective buyer, and dedicate some time to these three staging steps:

First, do what you can to make your home look as spacious as possible. Get rid of all unnecessary furniture and knickknacks. Be especially ruthless when it comes to hallways and doorways. Side tables, toys, and trinkets can make a space feel cramped and uncomfortable. Make sure your home has an open, easy flow.

Once you’ve uncluttered your space, undecorate it. No single design style is universally appealing, so the best thing a seller can do is avoid extremes. This means losing anything too bright, too modern, too quirky, or too personal. Restrained décor and a neutral palette allow the house itself to shine – and encourage buyers to envision their own things in your space.

It’s also a good idea to get preapproved for a loan before you start shopping. Meet with your bank to see what your options are for a mortgage, and you won’t waste time looking at homes you can’t afford.
